Using the 6.92 percent average 30-year fixed mortgage rate for June 2024, with a 5 percent down payment of $26,900 and the 2023 average municipal-level New Hampshire property tax rate of $18.33 per $1,000 applied to the median purchase price, a new homebuyer would have a monthly mortgage payment of about $4,195, not inclusive of homeowners’ insurance or private mortgage insurance. A Granite State household earning the 2022 median income of about $90,000 would need to spend 56 percent of its monthly income ($7,499) in order to afford a median-priced house in New Hampshire during the month of June 2024.
